Spring Branch is a 50-acre planned development adjacent to the new Johnston Memorial Hospital that will be developed in three phases. It will have up to 150,000 square feet of retail and commercial pads for five medical and office buildings.
The first phase consists of the eight lots shown on the plan below including fast food/retail lots fronting NC 42 as well as the first two medical office building lots. The first medical office building is a 30,000-SF building that is fully leased. The second building has been permitted and will offer space for lease.
Site Work for Phases 1 and 2 is complete. It included:
- Widening of NC 42
- Addition of a stoplight at Park entrance
- Springbrook Avenue, the primary road in the Park, with its roundabout, sidewalks, landscaping and area lighting
- Water & Sewer brought to the edge of each lot
- Electric/data/cable stubbed to the edge of each lot
- Stormwater management piped to the edge of each lot. The central stormwater management pond relieves each lot from having their own, thereby increasing the usable land area for each lot
- Connector road to the hospital
- Allocated green area from common land for each lot, increasing the usable land area.
