Design The building will be constructed of steel with a concrete slab. The building systems will follow the LEED standards for energy efficiency. The exterior will have a brick and double-pane, energy-efficient glass facade. The exterior design is meant to offer the look of a professional office park with brick accents and block or stucco finish.

The other members of the team will be chosen based on their ability to meet the schedule as well as their “fit” for the project.
Shell The shell space is a “warm dark shell” with the following options for upfitting. The upfitting of the shell to a finished space can be done by the project contractor, or the tenant can select their own contractor. If the tenant uses the shell contractor, there may be savings in building the space out at the same time as the shell is being constructed.
Upfitting We can provide the project architect to design the layout and to complete the construction drawings. We can also obtain preliminary pricing from the contractor for the costs of the upfitting. If the building contractor performs the work, we expect the tenant to realize the savings primarily due to the overhead.
Lease The option to lease will begin at a NNN rate of $21/SF, which will include $50 of upfitting allowance. A commitment at this time will allow the tenant to pay for the additional upfitting or amortize the additional costs over the life of the lease.

TI/CAM Fees We are currently estimating the taxes and insurance at $1.50 per square foot and the condominium association fees are expected to be an additional $3.50 per square foot. This will cover the electricity, water and sewer as well as the common area maintenance of the property with the single biggest budget item being the landscaping maintenance expense.
Signage Each tenant will have the opportunity to have signage on the building directory as well as at the entrance to their suite. All signage will follow a building standard program in order to maintain the overall appearance of the project.
There will also be the opportunity for up to four (4) tenant names on the monument at the entrance to the project.
Management The Lundy Group, Inc., with over 20 years of experience with office and commercial management, would be the property manager until certain milestones were met. This would be at current market rates for similar projects. We feel confident about the delivery of highly responsive and quality service. Any needs or concerns will be dealt with directly between Lundy and the tenants.
